Welcome to Villa Cocoa, a high standing house on enclosed land, located in the “Residential Park of Pampelonne” – Bay of St. Tropez.  Villa Cocoa is located 300 meters from the sea (Club 55 and others beaches of Pampelonne), 3 km away from the center of St-Tropez, 5 km away from the center of Ramatuelle, 1 hour from Nice International Airport by car or 20 minutes by helicopter and 10 minutes away from golf course (8 km), polo and tennis.

Our 5 bedroom (4 King-beds and 1 Queen bed) Villa includes a panoramic sofa for 10, Plasma TVs, Cable with HI-FI Boise System, DVD, Magnetoscope VCR, a computer with Wi-Fi internet access, fax machine, fire place, lunch and dinner area, kitchen equipped with grill, double oven and wine cave, two huge terraces (one with cocktail area, Barbecue, Pizza Oven and the other covered with a laundry room with washing machine and dryer), patio, lagoon swimming pool with cascade and hot tub (protected with alarm).

In July and August rate include a maid and a butler available 35 hours a week, a gardener and swimming pool care, fresh linens and internet access.

This Luxury Paris Apartment is for the discerning Traveler, looking for a very high end Vacation or Corporate Flat to hire during their short stay.  The apartment is a mixture of classical art and strong hard lines that distinguish it as a superior short stay rental.

The first level starts with a large living and dining room. With 13 Ft. Soaring Ceiling, three full height French windows, luxuriously furnished, with original paintings. Facing the French windows, there is a 13 ft high glass partition opening to the second part of this floor and to the mezzanine/TV room described below. Blinds provide privacy when required.

Take 3 steps down to our ultra modern kitchen that overlooks the open sitting area that becomes the focal point of conversations.  There is a large exercise room with Converse Rower, Life Fitness elliptic trainer and dual action exercise bike for your convenience.

Within the Flat you also have an additional room/study, which sleeps two in (queen-size bed). There is a bathroom with shower, washer and dryer. The top floor includes a full bath, one bedroom with two single beds, of which one bedroom has a queen sized bed. This bedroom has its own private shower bathroom. Both bedrooms overlook the building’s private garden, next to a clerical retreat. The top floor also includes a mezzanine TV room.  This apartment sleeps up to 8 guests and has 2,300 sq. ft. of living area.

There is one parking spot downstairs, # 35. Another spot, # 10, could be available if the owners, who have another apartment in the building, are not in town.

If you love shopping, which most people who come to Paris really do need to take in while enjoying the sights and sounds of Paris, take a right coming out of the building and, thirty paces later, you are in rue de Grenelle where we counted 22 shoe stores. Besides the cheese store already mentioned, you’ll find two small “superettes”, one open 24 hours in a Shell gas station for necessities including Lu Petits Beurres and Lindt milk chocolate.  Two wine stores, butchers, Guilhen is the best, Dalloyau pastry shop, seafood store and the indispensable hardware store on the corner of rue de Grenelle and rue du Bac.

As for clothes, you’re in heaven, Boulevard Saint Germain, left when exiting the apartment and right on the boulevard, rue de Rennes and all the small street shops.  You won’t have shopped until you try rue Bonaparte right towards Saint Sulpice or left at the Deux Magots, Louis Vuitton is Louis Vuitton but the Arthus Bertrand shop is worth a close look. On the corner of Bonaparte and Jacob a great pastry and tea room to rest your feet after shopping, or for a rebound.

Located between Rue de L’Université and the Seine, our apartment is within walking distance of shops, galleries and the top restaurants. All the Michelin-star establishments (and there are an astonishing ten in Paris), all of the top fashion houses, the Louvre, Musée D’Orsay – they’re all near or near enough.

The apartment is furnished like a home with a distinctive personality that always escapes even the finest hotels.  If you want to entertain, we can arrange a private chef to cook dinner or cater for a large party.  Make use of all three entertaining rooms as well as the pretty terrace – there is even a grand piano. (Yes, of course we know a pianist.)The library is full of interesting volumes and the B&O television and music system comes with a large list of films and CDs.

Inside and out, the apartment has a smart, casual ambiance. A home in a capital city where you can relax and feel at ease.  The apartment has two bedrooms and two en-suite bathrooms. Villa Augusta faces south across a vast and spectacular private valley, planted with truffle oaks, two minutes from the village of Buoux in the Luberon National Park. Seemingly miles from anywhere with its wide-open spaces, tranquility and wildlife, this lovely old house is equidistant between the market town of Apt and the medieval and exquisite town of Lourmarin with its galleries and restaurants. The surrounding countryside is very well known for rock climbing and hiking and with a fabulous old Chateau and an extraordinary medieval fort nearby, the area is also a painter and photographers’ delight.

Nestled on several hectares of land with lavender fields, truffle oaks and natural bush land, Villa Augusta is close what one imagines in the picture books of Provence. It is a delightful two story stone house with sage green shutters and picture windows and doors framing beautiful views and the pretty gardens. Inside the house are thick stone walls, tiled floors and exposed beams of traditional Provençal architecture. Because of its position, light floods the house from dawn to sunset. There is also a very nice pool set away from the main house and a charming summer house with a guest room. Both also have marvelous views.

Mas Côté Sud is the southern wing of a large 18th century farmhouse on the same property as Villa Augusta, which is about 500 meters away. It has its own entrance, driveway and parking as well as a pool and side terrace, both of which are private and unseen from the owner’s side. Mas Côté Sud faces south across a vast and spectacular private valley planted with truffle oaks and is two minutes from the village of Buoux in the Luberon National Park.
